Hi DD.... The new tiles look great, I didn't even notice the little bit of white below, it just looks like part of the window frame to me, if you didn't want to add flashing, how about just painting it terracota to match tiles?

thanks ladies, i think the window part i will just leave, i am beginning to think that striving for too much realism means i will never finish a property lol
